at One North – Maxus
The Backyard at One North is a large, luxury Maxus Property located in North Kansas City. Like many apartments, they have a high percentage of dog owner residents.
They had two major challenges.
First with so many dogs using the park, the high “paw traffic” was destroying the grass – leaving bare dirt that was unattractive and muddy when it rained. So this luxury complex had a dog park that often could not be used, resulting in unhappy, complaining residents.
The second challenge is that competition in this area is fierce. North Kansas City is booming and competitive properties are being developed with high-end amenities to lure in new residents.
Some times you just have to see it to believe it. And this is Missouri, the Show Me state, so they started by installing a small 3′ x 4′ piece in their dog park to see how it looked and how the dogs would take to it. This small patch delivered on the promise to improve their dog park and they soon ordered 10,000 square feet of Natura to cover the entire park.
Natura is manufactured in the U.S. and was delivered within days of the order. The large dog park was completed in just a few days. This included the ground preparation of leveling the park by bringing in additional soil and peat.
The crew that did the installation was impressed by the simplicity and durability of Natura. The dog park was quickly re-opened to their residents and gave them a quick leg up on the competition. The Community Manager, Scott, and his team now had a new marketing tool to both retain and attract residents.
A valuable amenity, quickly and economically installed before the competition opened their doors (see the competition development in the photo to the right).
Now residents are frequenting the dog park, which reduces dog waste elsewhere on the property.
New relationships are being formed as people engage with each other while letting their dogs play.
